Panera Bread has joined the fast-growing retail lineup at ON3, with plans to open a drive-thru location in Clifton under a newly announced deal with Prism Capital Partners.
The 10 megawatt co-hybrid power plant at Prism Capital Partners’ ON3 is set for continued modernization, with the replacement of aging wood-structured cooling towers with modern fiberglass models. Prism secured financing through Peapack Private Bank & Trust to support the project. PSE&G provided energy efficiency incentives for cooling tower upgrades serving the broader ON3 campus infrastructure and offered an interest-free repayment option that allows Prism to repay the remaining project balance over time on its utility bill.
Chase and Chipotle are coming to Prism Capital Partners’ ON3 in Clifton. Fronting Route 3, the bank branch and fast-casual restaurant mark the second and third retail tenants at the multi-award-winning mixed-use campus – joining Starbucks, which opened in late 2024.

With steel going up and the parking structure completed for Hackensack Meridian Health’s Ambulatory Care Center at ON3 in Clifton, construction is progressing on track for a November 2024 delivery, Prism Capital Partners announced Thursday. Situated on the southeast corner of Metro Boulevard and Route 3, the 80,000-square-foot, state-of-the-art facility will serve as the gateway to the award-winning mixed-use redevelopment.
The bioscience synergy at Prism Capital Partners’ ON3 is well established, with household-name tenants including Hackensack Meridian Health, Eisai Inc., Quest Diagnostics and other best-in-class firms thriving in a collaborative environment.
